What to do if you find termite activity

Termite damage can be so severe that it could compromise the structural integrity of your home if not taken care of promptly.  Any strucutral damage on your home will cost several thousands of dollars.  It’s important to call your local termite company to determine next course of action.  Termite companies will provide detailed inspection reports upon request by homeowners, buyers, property managers, HOA's, real estate agents. Inspection reports can be requested prior to the sale of a home - and if evidence of termite activity is found on a property, it will likely decrease the value of the home, or even worse, scare off any potential future buyers.  Inspection reports are also requested by HOA's and property management companies to determine impacted areas, and ultimately whose responsibility it is to take care of the termite problem.  Regardless if you're representing a property management company, HOA, or even just an individual homeowner, we can fix your termite problem and preserve the value of your property.

Signs of a Termite Infestation

Subterranean and dry wood termites can both cause structural damage to properties.  The damage can often look like water damage, and can be found in floors, walls, and even ceilings. 


While they feed on all sorts of material (including plaster, dry wall, metal), they mostly feed on wood, which will buckle if the infestation is not caught early on.  Wood that sounds hollow may be an indication of termite presence. 


Additionally, wings or frass near windows, vents, fireplaces, attics, basements, floor baseboards, walls, and even furniture are all common areas to find signs of termites.


What is Termite Frass?

Often described as looking like coffee grinds or mustard seeds, termite frass is also known as termite droppings.  These dry pellets may appear in various colors, depending on the wood they feed off of.  Frass locations start off in termite feeding tunnels, and when the colony grows,  frass will be "kicked out" of the tunnel for more space through exit holes. 


Drywood Frass can be hard to spot, especially if it is on carpet or  furniture that has similar color to the wood that the termites have been feeding off of.  Frass is also quite commonly missed because the "kick out" hole locations that termites create can be behind furniture or anything hanging on the wall, such as paintings, pictures, or even soundproofing foam for acoustic room treatments (see an example of one of our customer's below). 

Our Process

The process starts with us coming out for an inspection to assess the situation.  If determined there is any evidence of termite activity, we will thoroughly review the property to understand the severity.  Based on this inspection, we will recommend the appropriate treatment.  Our treatment process is 100% safe as long as all protocols are properly followed.


Local spot treatments are typically done within a few hours and have minimal impact to the resident's day to day living, whereas tenting or fumigation requires all occupants (including pets) to vacate the premises for a few days.  While fumigation is the most inconvenient because of this, it is the form of treatment that penetrates all crevices, openings and tunnels that will have a higher likelihood of ensuring all termites have been exterminated. Tenting your property will require multiple days of treatment and will need to be tested and deemed safe before re-entering.


Since fumigation treatment is in the form of gas, it will dissipate into the air through openings in the home and will not linger on household items. Fumigation is typically a last resort, and we would usually attempt to treat termite infestations locally with termiticide before going this route.

Inspection Reports

We thoroughly inspect the interior and exterior of your property to assess any areas that have potentially been impacted.  This includes going into the attic, basement, and even the roof if deemed necessary.  After we're called to a site for investigation, we provide inspection reports that can be used by HOA's, property management companies, real estate agents, and both current/future homeowners.  The reports will indicate the locations that have been infested, the severity of the infestations, as well as recommendations for treatment.  Additionally, these inspection reports can be used to help assess the value of the property. 

Termite Prevention

Not only do we exterminate termites, we take proactive measures to mitigate any possibility of recurrence.  For total eradication, we recommend annual inspections and check ups to ensure that there are no signs of termite activity.  It is key to catch termite infestations early so that they don't grow out of control into much bigger problems.  

Termite Treatment (Local)

If a termite infestation appears to be small, our first course of action is typically injecting termiticide (a termite solution) in the impacted location and its surrounding areas.  Not only will this kill the termites, but it will also form a protective barrier to prevent future infestations. 

Termite Treatment (Fumigation)

If an infestation is severe enough where multiple sections of the property are infested, the most effective form of treatment would be fumigation (also known as tenting).  This is usually a secondary option and only considered when termiticide is determined not to be an effective solution. 

Frequently Asked Questions (FAQ's)

  • What are the signs of a termite infestation?

    Wings are a common sign and can be spotted near door frames, windows, on the floor, in the attic, near vents, fireplaces.


    Termite droppings or excrement (known as frass), can be found on furniture, or on the floor by the baseboards.  It is often described as looking like coffee grinds, sand, pellets, etc.  It can vary in color, but it is often the color of the wood that termites have been feeding off of.  They come from kick out holes that termites use to dispose frass through.  


  • Can termite damage ruin my home?

    Absolutely! In most severe cases, structural integrity of your home can be compromised if the infestation is widespread enough.  This is why it is important to take care of the problem as soon as any signs of termite activity are detected.  

  • Can I exterminate termites myself?

    We would not recommend you take on this task yourself, as you could potentially cause unintentional harm to yourself or those around you.  Leave it to the professionals! 

  • How much does termite treatment cost?

    This will depend on severity of your infestation, and size of your property, but generally, local treatments typically start in the low hundreds, and fumigation tenting can cost upwards of a few thousand (USD).  

  • Does homeowner's insurance or HOA's cover termite damage?

    This depends on the location of the infestation. The association is typically responsible for treating termites and other wood-destroying pests or organisms in the common areas. (Civ. Code §4780.) 

  • Will the chemicals from fumigation linger in my home after the treatment is performed?

    No, the fumigation process uses gas, and while it is dangerous to inhale these gases, once the treatment is complete and tent is removed, the gas will dissipate into the air once treatment is complete.  It does not linger on any household items.
